Primland is an extraordinary 12,000-acre mountain retreat perched atop the Blue Ridge Mountains of Virginia. The Highland Course by Donald Steel offers dramatic elevation changes and panoramic mountain views, while the resort's observatory, tree houses, and vast wilderness make it one of the most unique destinations in the American South.
- Donald Steel's Highland Course sits atop a plateau at nearly 3,000 feet, ranked No. 1 in Virginia by Golf Digest and Golfweek
- Five of the 18 par-3s require a heroic carry across a mountain gully — four with severe penalty for the errant shot
- Freestanding tree houses suspended 50 feet in the air with panoramic ridge-top views
- Private observatory with guided stargazing — one of the darkest sky sites on the East Coast
- Sporting clays, RTV trail rides, fly fishing, and hiking across 12,000 acres of Blue Ridge wilderness

The Highland Course · 2nd (Par 3)
A 195-yard one-shotter across a deep mountain ravine to a green perched on the hillside — balls straying right tumble into the gully and are likely gone. The best par-3 on the course, combining forced carry, severe penalty, and sweeping views of the Pinnacles of Dan.

On Property
September - November
Peak Blue Ridge foliage runs mid-October across the 12,000-acre property, turning the Highland Course into one of the most visually dramatic rounds in the eastern United States.
Book one of the tree houses — perched 50 feet up with floor-to-ceiling glass framing the Blue Ridge canopy. After dinner, the on-property observatory runs nightly sessions; the absence of light pollution at 2,700 feet elevation makes the Milky Way genuinely visible to the naked eye.

Features &
Amenities
Primland spreads across 12,000 privately held acres in the Blue Ridge Mountains of southern Virginia at nearly 3,000 feet of elevation, with a darkness index low enough to support a resident observatory and a golf course ranked among Virginia's best. The estate's combination of extreme seclusion, high-altitude clarity, and Auberge-caliber programming places it in a category occupied by very few domestic properties.

The Highland Course
Donald Steel's 18-hole, par-72 design (7,053 yards from the tips, rating 75.1, slope 150) plays at nearly 3,000 feet with dramatic elevation shifts throughout all 18 holes. The course is Audubon-certified and has held the top spot in Virginia from both Golf Digest and Golfweek, with the par-5 opener widely cited as the finest first hole in the state.

Observatory and Resident Astronomer
A 28.5-foot Ash Dome houses a Celestron CGE Pro 1400 (14-inch aperture) alongside a Celestron CPC 800, maintained by Sea West Observatories. A resident astronomer leads two nightly programs for guests: the Star Walk, a 30-minute indoor session projecting live imagery of galaxies, nebulae, and star clusters, and the Tour of the Universe, which begins with naked-eye constellation identification before moving inside for a lecture on stellar evolution from formation through death.

Stables Saloon and Virginia Bluegrass
Beyond the flagship fine-dining restaurant, the Stables Saloon serves barbecued brisket and fried chicken every evening in a rustic second-floor setting with live bluegrass music on Fridays and Saturdays. The saloon holds a place on Virginia's Heritage Music Trail, making it one of the few resort venues in the country with genuine regional musical standing rather than engineered atmosphere.
Signature
Events
Primland runs a structured sporting calendar through the cooler months, anchored by driven pheasant shoots and weekly live music that draws from the Virginia Highland tradition.
Driven Pheasant Shoots
The Primland Sporting Club stages 300- and 400-bird driven pheasant days across the estate from November through late February each season. The program follows the British driven-shoot format with beaters, gun positions, and a full gamekeeper operation across the 12,000 acres.

Live Bluegrass at Stables Saloon
The Stables Saloon hosts live bluegrass performances every Friday and Saturday evening as part of Primland's standing programming, a tradition rooted in the resort's position on Virginia's Heritage Music Trail. The sets run alongside dinner service and the full bar menu.
